Return on Investment (ROI) is one of the most widely used performance metrics in business and personal finance. This calculator computes your ROI from any investment — whether it's a stock, real estate, business investment, marketing campaign, or equipment purchase — showing both the total ROI percentage and the annualized ROI, which allows fair comparison of investments held for different time periods.

How It Works

ROI = (Net Profit / Cost of Investment) × 100

Annualized ROI = [(1 + ROI/100)^(1/Years)] − 1 × 100

Net profit is your total gain minus total cost, including purchase price, fees, taxes, and any ongoing expenses. Annualized ROI (also called Compound Annual Growth Rate or CAGR) converts your total return into a yearly equivalent, allowing you to compare a 3-year investment to a 5-year one on the same basis.

Simple ROI vs. Annualized ROI

Simple ROI tells you the total percentage gain. A 60% ROI sounds great — but if it took 10 years, the annualized ROI is only 4.8%, which barely outpaces inflation. If it took 2 years, the annualized ROI is 26.6% — exceptional. Always compare annualized returns for multi-period investments.

ROI Including Opportunity Cost

Basic ROI ignores opportunity cost — what you could have earned elsewhere. A 5% ROI on a business investment is poor if comparable-risk alternatives return 8%. Adjusted ROI compares your actual return against the benchmark return you gave up, giving a truer picture of value creation.

ROI vs. IRR

IRR (Internal Rate of Return) is the discount rate that makes the net present value of all cash flows zero. Unlike simple ROI, IRR accounts for the timing of cash inflows and outflows throughout the investment period — making it more accurate for complex multi-year projects with irregular cash flows. For simple investments with a single entry and exit, ROI and IRR calculations produce comparable results.

What is a good ROI?

It depends entirely on the asset class, risk level, and time horizon. The S&P 500 has returned approximately 10% annually over long periods — this is a common benchmark for stock investments. For real estate, 8–12% total annual return (including appreciation and cash flow) is generally considered solid. For business investments, ROI below your cost of capital destroys value; above it creates value. Risk-free alternatives (Treasuries) set the floor.

How do I calculate ROI on a rental property?

For a rental property, total ROI includes: annual cash flow (rent minus all expenses and mortgage), equity paydown (portion of mortgage payment reducing principal), and appreciation (change in property value). Add all three together annually, divide by your total cash invested (down payment + closing costs + initial repairs), and you have your total annual ROI. What is negative ROI?

Negative ROI means the investment lost money — you received less back than you put in. A -20% ROI on a stock means the position declined 20% in value. For business decisions, negative ROI means the initiative cost more than it returned. Negative ROI isn't always disqualifying — some investments have negative early ROI but positive long-term returns as the investment matures.

How is ROI different from profit margin?

Profit margin is revenue minus costs divided by revenue — it measures operating efficiency as a percentage of sales. ROI measures gain relative to the investment's cost. A business can have a 40% profit margin on a product but a low ROI if the fixed asset investment required to make that product is very large. Both metrics are useful but measure different dimensions of financial performance.
